The Real Estate Financial Analyst/Associate will be responsible for completing financial analysis, organizational tasks, and detailed due diligence needed to identify and acquire existing properties and new developments.

• Primary task is to underwrite multifamily value add deals to determine strike price for Letters of Intent to purchase on acquisitions; assist in pursuit and evaluation of new opportunities
• Determine capital expenditures value-add budget based on feedback team and selling broker, determine the ROI.
• Identify comparable properties for comp rents and sales comps
• Evaluate different financing structures for new and existing assets (debt and equity)
• Prepare presentations and backup support for meetings with the team; develop and present business reviews covering financial metrics including performance against focus objectives
• Obtain relevant market and submarket data for a property
• Track existing market and fundamentals to stay informed of market dynamics to identify new opportunities and trends
• Support asset management of real estate investments and developments, monitor and analyze the financial performance of assets under management, update IRR calculations and proformas
• Conduct hold vs. sell and lease analysis along with other duties and responsibilities.
• Assist in preparation of a business plan for lenders and internal approval
• Assist with all due diligence relating to new investments including the review of business plans, third party reports, title/survey, historical financial statements, leases, vendor contracts, estoppels, property condition reports, and market research
• Update and improve underwriting processes to streamline acquisitions pipeline
• Be familiar with tax credits, incentives and how to apply them within due diligence.
• Have familiarity with investment waterfall structures.

Grayson Capital is looking for a candidate with two to five years of relevant work experience who has a desire to pursue a long-term career in real estate investment and development; and has strong quantitative analysis skills. Most of the work will be done with Excel models to help the team make data-driven decisions. The Real Estate Financial Analyst/Associate position affords direct participation in the deal structuring process, as well as the opportunity to work cross-functionally with other team members of the company. Prior relevant work experience will help the candidate dive in efficiently and effectively in order to expand the role quickly.

Qualifications:

• An undergraduate degree in Business, Finance, Accounting or a related field is preferred
• Minimum of three years of commercial real estate underwriting experience
• Advanced proficiency with MS Office Suite, strong Excel and Argus skillsets with ability to generate complex analyses; ability to underwrite with minimal supervision
• Strong work ethic, detail orientation, and organizational skills
• Flexibility in a fast-paced work environment
• Proficient work prioritization and excellent time management skills
• Excellent oral, written, and interpersonal skills
